  • Direct property purchases for cash
  • Property valuations and market analysis
  • Fast property sale facilitation (typically 7-14 days)
  • Assistance with Dubai Land Department transactions
  • Property consultation services

3. Eligibility

You must be at least 18 years old and have the legal capacity to enter into binding contracts under UAE law to use our services. You must be the legal owner or authorized representative of any property you submit for evaluation.

4. Property Submission and Offers

4.1 Information Accuracy

You agree to provide accurate, complete, and truthful information about your property. Misrepresentation of property details may result in offer withdrawal or legal action.

4.2 No Obligation

Submitting a property inquiry does not obligate you to accept our offer or proceed with a sale. Similarly, we are not obligated to make an offer on every property submitted.

4.3 Offer Validity

Cash offers are typically valid for 7 days from the date of issuance, unless otherwise specified. Offers may be adjusted based on property inspection findings or market changes.

5. Property Transactions

5.1 Due Diligence

We conduct standard due diligence on all properties, including:

  • Title verification with Dubai Land Department
  • Property inspection
  • Mortgage and lien checks
  • Compliance with RERA regulations

5.2 Closing Process

Once an offer is accepted:

  • We prepare a Memorandum of Understanding (MOU)
  • Coordinate with Dubai Land Department for transfer
  • Handle all closing costs and fees (unless otherwise agreed)
  • Transfer funds upon successful title transfer

5.3 Seller Responsibilities

As the seller, you are responsible for:

  • Providing clear title to the property
  • Disclosing all known property defects
  • Clearing any outstanding utility bills
  • Vacating the property by the agreed date (if applicable)
  • Providing all necessary documentation

6. Fees and Commissions

We do not charge sellers any commissions or fees for our services. All closing costs, including Dubai Land Department fees (4% DLD transfer fee), are paid by us unless otherwise agreed in writing.

7. Cancellation and Refunds

Either party may cancel a transaction before the MOU is signed without penalty. After MOU signing, cancellation terms are governed by the MOU. If we cancel after MOU signing due to title issues or inspection findings, any deposits will be fully refunded within 7 business days.

8. Limitation of Liability

To the maximum extent permitted by UAE law:

  • We are not liable for any indirect, incidental, or consequential damages
  • Our total liability shall not exceed the value of the property transaction
  • We are not responsible for delays caused by third parties (banks, DLD, etc.)
  • We do not guarantee specific closing timelines, though we strive for 7-14 days

9. Intellectual Property

All content on this Website, including text, graphics, logos, images, and software, is the property of Dubai Cash Home Buyer and protected by UAE and international copyright laws. You may not reproduce, distribute, or create derivative works without our written permission.

10. User Conduct

You agree not to:

  • Submit false or misleading property information
  • Use the Website for any unlawful purpose
  • Interfere with the Website's operation or security
  • Attempt to gain unauthorized access to our systems
  • Harass or threaten our staff or other users

11. Privacy and Data Protection

13. Dispute Resolution

13.1 Governing Law

These Terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai.

13.2 RERA Jurisdiction

Any disputes related to real estate transactions shall first be submitted to the Real Estate Regulatory Agency (RERA) in Dubai for resolution.

13.3 Arbitration

If RERA cannot resolve the dispute, it shall be referred to arbitration under the Dubai International Arbitration Centre (DIAC) rules. The arbitration shall be conducted in English in Dubai, UAE.

14. Indemnification

You agree to indemnify and hold harmless Dubai Cash Home Buyer, its officers, employees, and agents from any claims, damages, or expenses arising from your breach of these Terms or your use of our services.

15. Severability

If any provision of these Terms is found to be unenforceable or invalid under UAE law, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.

16. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to the Website. Your continued use of our services after changes constitutes acceptance of the modified Terms.
